2	Application fee	$40 per applicant.
3	What you need to apply	Two forms of ID (driver's license, passport, Social Security card) and proof of income. Self-employed: one year of profit and loss.
4	Application decision time	1 to 2 business days once everything is in.
5	Portable screening reports	A current Colorado portable tenant screening report is accepted in place of ours; no application fee in that case.
6	Co-signers	Allowed when income or rental history falls short. The co-signer applies, is screened and pays their own application fee.
7	Income requirement	Gross income of about twice the rent, no prior evictions or money judgments, reasonable rental history. Housing vouchers and other lawful income count the same as any other income.
8	Lease length	12 months standard.
9	Month-to-month	After the lease ends, month-to-month adds $150 a month. Either side gives 30 days' written notice to end it.
10	Security deposit	Usually one month's rent, set per home. Refundable.
11	Pets	Cats and dogs welcome where pets are allowed. Limit two pets; a third is at the leasing team's discretion. Every pet is registered through OurPetPolicy before move-in.
12	Pet deposit and rent	Refundable pet deposit $300 total. Pet rent $35 per pet per month.
13	Renter's insurance	Required before move-in, at least $100,000 liability. Without proof, a $10.50/month landlord liability policy is added.
14	After approval	Lease signed online; deposit and first month's rent paid and proof of insurance shown before move-in. Mid-month move-ins are prorated.
15	Move-in day	A leasing associate hands over the keys at the home on move-in day.
16	Tours	A leasing agent meets you at the home.
17	Smoking	No smoking, vaping or cannabis inside any home.

Applying: their staff never send a link. They ask which home, then click "Send application" on that guest card in AppFolio, which emails the form (one form per home, no generic link exists). Clara cannot send it yet: our apply-link setting holds one link per property, and the umbrella record has none. Gap for Thursday; proposed fix = build the per-home link from the listing id Clara already has (Fede's build decision).
