Loose end. Gardens at Hidden Creek's "Pay Rent" points to americancapitalrealty.appfolio.com — a different company's AppFolio. That property may actually be managed or owned by American Capital Realty, which is why its ~25 units are flagged and the total may be ~625, not ~650.

Why this matters for us

An integration would need to speak to both AppFolio and RealPage, not one — the harder but more differentiated sell.
Their marketing page claims RealPage/Knock as the stack; the AppFolio footprint is the part they don't advertise. Lead with what we verified, not what they say.
Value-add operator running old buildings on analytics-driven pricing — a profile that feels pain in leasing velocity and turnover, our strongest wedges.
