Their site advertises more than 26,000 units, which reads like a portfolio and is not one: that table is a lifetime track record. Only three rows are written in the present tense — Point Royale, Tuscany at Mesa Hills and Villages at Sugar Road — and those add to 657, matching the "more than 650 units" on their own homepage.

The gap is the opening. If they still manage any of the 42 past properties for outside owners, they are several times bigger than 657 and a different conversation entirely. Spot checks on two of the largest Colorado ones found other managers running them today.
