Gera — Priorities

The standing view of where Gera's work stands: the lanes he owns, what needs a word from him, what shipped, and what is parked. Each lane's detail lives on its own page; this page only points. Sister page: Fede — Priorities.

Built Sept 7, 2026 from Gera's Slack since Aug 30 (#updates-gera, #agent-smith, #alerts, DMs), every Gera-driven session transcript on the mini since Aug 30 (40 largest of ~300 sampled; split from fleet sessions by human-typed turns), the current docs pages, the decisions ledger and his Trello mirror · First version · Frame: the Constitution (Sept 4): one lane per person, nothing reaches a real property the same day it is built.

Gera's week is the second customer. Situs Group and Western Slope cannot share Clara until one customer's login stops seeing another customer's residents — that leak is his, found Sept 7, and no fix is authorized yet. Around it sit the portfolio architecture (the HOW is written, two signatures are his), the Western Slope leasing line on real AppFolio data (decided with Fede today: texting on, leasing only, fan-out built in parallel), and the maintenance-intake bench that Situs phase one will run on. Everything else below is either shipped or parked.

  1. A customer login can see other customers' residents — authorize the fix. Sept 7, walking the signup wizard as a real Western Slope admin: dashboard, leasing, maintenance, tenants and conversations showed Camellia and Yale data. This is your lane (admin and access), the plan already names you (G7, G12/G13), and nobody has said "go."

  2. Two signatures on the portfolio HOW, and Q19. Decision 2 (sign the key-registry class list, with escalation.owner shipping DYNAMIC — the one irreversible artifact, due before step 2a) and decision 17 (voice-first reorder, price 3b′) are yours alone. Q19 (#7273) is still open. Fede also rejected the "new rails start Sep 15" framing and called the doc's dates garbage — that has to be folded into chapter 09.

  3. Camellia sev-1 from this morning: duplicate texts and two vanished conversations. Five duplicate text pairs reached real phones when the texting vendor timed out and Clara retried; two prospect conversations logged a successful save and do not exist. Both alert reviews ruled it too risky to auto-fix and routed the design call to you (idempotency lock on the text path; trace the two writes).
    Recommended: one session, "sent once" lock first (the email path already has one), trace second. Sources: #alerts double-send · #alerts write loss.
  4. Drop SMOKE_PASSWORD into propflowai/.env.local on the mini. The nightly opt-out canary has been dark since Sept 3 and its self-heal has failed 16 nights in a row for one reason: the password was never provisioned. About ten pings, no reply.

  5. Two eval rigs need a yes. Approve seed-maintenance-eval-tenant.ts --apply (three chronic maintenance-eval reds since Aug 7 are the same missing fixture), and pick for the turnover eval: a sandbox work-order writer, or move the eval off the appfolio-45 sandbox.

  6. Agent ops: one switch-off and three alarms. The new pulse collector is live; the ask is to retire the three older tools it replaces (watch6, babysitter plist, half of fleet-pulse). Plus three supervisor "acknowledge and close" alarms.
    Recommended: yes to the switch-off, keeping the Slack-posting half; close the alarms. Source: decisions ledger, open items 1–3.
  7. "Dates that decide" — you parked it Sept 4; pick or drop. One of four approaches and the rule, on the page. It is the last of the eight single-writer defects and nobody is driving it.

One read the session transcripts on the mini since Aug 30 — every interactive session here is Gera's; fleet sessions commit under the same git identity, so the split was by human-typed turns, sampling the 40 largest of ~300. One read the docs pages, the decisions ledger and his Trello mirror. Nothing here is from recollection; where a claim could not be confirmed it is under "not verified." Session ids are given as their first eight characters; no session links are hand-written.
