The gap is likely one or both of: (1) beds vs. units — student operators quote beds, and DTI's 2–3BR-heavy stock at ~1.6 beds/unit clears 10k beds; (2) unmarketed entity-level holdings — Elementix (unverified) credits DTI entities with 147 property ownerships across 87 entities / $881.7M mortgages vs. 40 on the website, and Turtle Hill Houses proves unmarketed holdings exist. Resolve on the call: "is that 10k units or beds, and does it include the scattered-site portfolio?" Either answer makes the deal bigger than this report's floor.
