Tour scheduled via get_tour_slots (twice — her first options were during work hours), reminder, arrival instructions.
Post-approval the lease arrived with a Sept 1 effective date against an Aug 20 move-in, and a term that spanned five months not six. Clara restated both discrepancies exactly and fired forward_to_property_manager.
Two days of silence → she asked whether the message even went through; Clara said so honestly and re-escalated with the full detail. The lease came back corrected.

It found a dispatched drain/pipe-clog ticket and surfaced it by number.

Clara told him the truth, refused to promise a substitute, held the line on same-day-Saturday and Sunday closures across four consecutive attempts, and landed on the following Saturday.

What happened

What happened
Zillow inquiry led with "Do you take vouchers?" → immediate forward_to_property_manager before Clara said anything about eligibility.
Confirmed answer relayed the next day; pricing offered in parallel so the thread didn't stall.
When she volunteered the voucher amount, Clara compared it against the actual available two-bedroom rent and told her it clears.
She said she needed time; Clara accepted it without a push and left the door open.

What happened
Every new work order arrives as a structured SMS: priority, category, the resident's own words, access, permission-to-enter, and preferred time windows.
The handyman replies in fragments ("Unit 310 tub drain is done"); Clara matches the fragment to the right ticket and asks for what's still missing.
When he sent a photo without a description, Clara asked three specific close-out questions and held the ticket open until he answered.
When a fragment was genuinely ambiguous, Clara asked which ticket it belonged to instead of guessing.

Also contains an unusually sharp internal fair-housing analysis — but it leaked into the prospect thread, and one reply carries a [TEAM-INBOX-SILENCED] marker. Great content, needs surgery.

I don't actually have a confirmed answer from the team on that yet — didn't want you applying under the wrong impression"), and a confirmed answer delivered next morning. Powerful for an engineering/compliance audience, dangerous for sales — the same thread has Clara asserting then retracting, plus "You will always sound like a bot" and "I need humans to come back."

Pull.scripts/_deck-showcase-rank.ts (new, modelled on the existing _deck-journey-rank.ts) deep-loads every conversation on the real properties from propflow-prod and extracts turns, inbound turns, tool calls, distinct tools, topics, outcome fields (selfServeResolved, workOrderId, applicationSubmittedAt, transferredTo), Spanish-content signal, and an after-hours flag. scripts/_deck-human-scan.ts adds the transfer/human-leg and synthetic-test flags. scripts/_deck-conv-facts.ts pulls per-thread facts for the finalists. All read-only; nothing was written to any store.
Properties. 4 exist in prod; 2 are real (Camellia Apartments 1773625953462, Yale 25 Station 1773625952029). Excluded: appfolio-45 (The Willows — the eval bench) and yale-sandbox, both under org_sandbox.

Transcripts actually read: 57 — 26 leasing, 15 maintenance, 11 renewals, 9 collections, 10 resident/turnover, 6 follow-up leasing (some overlap between batches). Selection for reading was the top ~25 by score in each domain, plus every thread that Clara itself opened a work order on, plus every thread with ≥4 distinct tools that hadn't already been read.
The honest findings
175 of 700 voice conversations (25%) contain a human leg. After a transfer, the recording of the front-office staff member is appended to the same thread and the diarisation labels the staff member as "Clara". Any voice clip pulled for a deck must be checked against postTransferTranscriptAt — I did this for every voice pick above, and the only pick with a human tail is #17 (Jacob), flagged in place.
Collections is not demo-ready. 30 threads; 25 of them are human front-office calls after a transfer, and none of the 30 shows Clara taking a payment action. The best available is Desiree (conv_voice_99b28729), where Clara does read a live balance correctly — but the human tail of that same recording has staff calling the product annoying. Falls short because Clara has no payment-side tools in this corpus: no ledger write, no payment-plan tool, no promise-to-pay. The billing topic is doing routing, not collecting.
Maintenance is thin, but not empty. 577 work orders exist at Camellia; only 4 were created by Clara (source: clara) and only 3 carry a conversation link — the rest are AppFolio-sourced. So there is no report → work order → dispatch → vendor → close story in a single thread. The loop does exist, but split across two: Eloisa/Megan for intake (#12, #13) and the handyman thread for dispatch and close-out (#11). Presenting them as two halves of one loop is honest; presenting either as the whole loop is not.
Renewals is the strongest domain and was missing from the previous sweep. 112 of 115 threads are pure Clara, and the renewal tools (renewal_escalate, renewal_accepted, renewal_declined, change_renewal_term, get_lease_terms, opt_out_of_communications) are the most decision-shaped tool surface in the product. Picks #1, #3, #9, #10 all come from here.
Yale 25 Station has no showcase material yet. 94 threads, all since 2026-08-27, 91 of them leasing. All but one are two-turn inquiry → auto-reply pairs; five are synthetic tests. The single multi-turn thread (ac18f8dc) is fine but modest. Everything demo-worthy is Camellia.
Seven threads carry a visible guard marker ([GUARD-BLOCKED hallucination], [BOOKING-GUARD-BLOCKED fabricated confirmation], [FAIR-HOUSING-HELD for review], [TEAM-INBOX-SILENCED bare handoff]). Two of my picks (#5 Jordan, #6 Will) are among them — both are flagged in place with the segment to cut. The guards firing is arguably a feature worth a slide of its own, but the raw marker text is internal and should not be screenshotted.
One thread renders a localhost:3000 link in a resident-facing system message (#2, Hayley). It is the only occurrence in 1,005 conversations. Do not screenshot that message.
