1On a property that hands its texts to AppFolio (today only the Willows), what should happen when a number AppFolio has never seen texts the line?
PR #6831 (Fede, 2026-09-03) lets a property hand Clara's outbound texts to its PMS; the Willows is its live bench. AppFolio's messaging can only reach a phone that has a guest card or tenant record. Registered teammates now get bench replies over Twilio regardless (#7274); every other first-time texter on such a property gets nothing.
In plain terms. Some properties will send their texts through AppFolio instead of our own number. AppFolio can only text people it already has on file. So a brand-new person who texts that property gets no answer at all, and nobody is told. The question is what to do with a stranger's first text: add them to AppFolio right away so it can reply, answer them from our own number instead, or leave it. Recommendation: add them to AppFolio right away, since that is what a leasing line is for.
Fable recommends: Create the guest card first (treat the texter as a new prospect), so AppFolio can text back and the person becomes a lead A leasing line exists for the person who has never contacted you; on the PMS door that person is unreachable by construction today (AppFolio skips the reply as no_guest_card while our logs say success). Creating the guest card keeps the property's chosen door and turns first contact into a lead in the system of record; the Twilio fallback would split one person across two doors and two numbers. Tried first, unsuccessfully: Traced Gera's dropped text end to end (Twilio received it, the Lambda built the reply, the AppFolio adapter skipped it as carrier:pms_no_guest_card, no conversation created), confirmed appfolio-45 is the only property with messagingDelivery=pms (Fede's #6831 lane, containment scan 2026-09-03), shipped the teammate-only bypass (#7274), and asked Fede in #updates-gera; no reply yet. Did not implement guest-card creation: it is a product decision on Fede's lane and a write to the customer's system of record.
